Apply for a mortgage

Use the secure application when you are ready for a real mortgage review, not just a rough estimate.

Use the full application when you are ready for a real file review

The full application is best when you are ready to get pre-approved, write offers, refinance, or have the documents needed for a real underwriting review. If you are still early, start with the estimator or book a call instead.

Start Secure Loan Application

Before you start

  • Have your income, asset, employment, and property details nearby
  • Use your legal name and current contact information
  • Tell us if you are buying, refinancing, using a HELOC, or reviewing an investment property
  • If your file is unusual, add notes so we know what to look for first

Not ready for the full application?

If you just want a quick starting point, use the Home Purchase Estimator, the Refi Rate Quote, or book a call.

Submitting an application does not guarantee approval. Credit, income, assets, property, occupancy, and program guidelines must be reviewed.

Application FAQ

Does starting an application affect my credit?
Filling out the initial application by itself does not pull credit. A credit review is only run once you consent to a full mortgage pre-approval, which uses a soft or hard credit inquiry depending on the program.
What documents will I need to complete a mortgage pre-approval?
A typical pre-approval package includes recent pay stubs, W-2s or 1099s, tax returns for self-employed borrowers, recent bank statements, ID, and property information if you have an address. The lender may request additional items based on the loan program and file.
How long does the mortgage application process take?
The initial application takes about ten to twenty minutes. Pre-approval turnaround depends on how quickly documents are returned, credit review, and program requirements. Complex files, self-employed income, or investor loans may take longer.
Can I apply if I am self-employed or use non-traditional income?
Yes. Self-employed borrowers, 1099 earners, business owners, and borrowers with non-QM, bank statement, DSCR, jumbo, or asset-based scenarios can start the same application. Program eligibility is reviewed once documents and details are provided.
Is submitting the application a commitment to close a loan?
No. Submitting the application starts a review. Approval, terms, and pricing depend on credit, income, assets, property, occupancy, and program guidelines. Nothing here is a commitment to lend.
